Student’s residence
The development plan is to implement a relatively new concept in the hospitality industry, which is recently becoming increasingly popular in Barcelona. The concept is a student residents (dorms) that operates on a multi pricing model and in the summer vacation is used for student exchange.
The main idea behind this concept is to satisfy the increasing needs of both students and student travelers who desperately seek for low cost accommodations at urban locations, and the need of real estate
investors to maximize revenues through higher level of occupancy and multi pricing model.
According to the architectural plans, the hostel will feature some 72 rooms with 198 beds. In the “hot season” the number of beds will become 350 through the application of a neat and innovative interior
design and new generation of two‐level beds.
Throughout the academic year (Sep – mid June), the standard rooms (with 198 beds) will be rented to season students. And in the summer time mid June – August) the dorms will feature up to 350 beds and rates will be higher (daily/weekly) , however will still be very financially appealing to student travelers.
The dorms will feature a restaurant, which will offer special monthly prices for the student residents (1,2 or 3 fixed meals per day), and will also be open to the general public. In addition, the dorms will offer various complementary services like laundry services, additional room cleaning, additional towels and sheets and other services that will generate extra revenues.
